Southwest Indiana: Bucking the Trend.

With headlines like “Housing Sales Fall in 40 States,” “Evansville
region suffers from slow housing market,” “Housing Market Cooling”
and “Existing Home Sales Plunged in March,” it is easy to get caught
up in the hype. After all, dire headlines may attract your attention
but they don’t tell the whole story.

Our Market
The reality for our local market is far different from what the national headlines and national statistics would lead us to believe. You simply have to look at the numbers. This chart illustrates the consistent, steady growth we have seen in Southern Indiana. We did grow at an increased rate from 2003-2005 and the market is settling a bit, but still GROWING!

The National Story
On a national level, particularly in some areas of the country like California and Florida, the market did grow at an unsustainable rate from 2002 through 2005, experiencing triple the rate of previous growth. The national market is in the process of making a correction and most of the bad news is over. We believe on the national level that 2008 residential sales will exceed those in 2007.

As a company, FC Tucker Emge Realtors is proud to have represented over 1,437 buyers and sellers from January 2007 - August 2007. That’s 133 more than this time in 2006. We are on track for one of our best years ever, making 2007 not a year of dire headlines, but one of continued value in our real estate investments.

Buyers – It’s Your Time
Our market has seen an increased supply of available homes on the market. And days on market has increased this year. This makes it a good time for buyers to look for their next home. So if you are considering buying a home, now is the time. You have lots of choices and with a great real estate agent you can fi nd the one that works best for your family.

Sellers – Price it Right!
For sellers out there, we maintain the same advice we do regardless of market dynamics. Present a home that is in pristine condition and price it right! With increased competition, it is in your best interest to partner with a real estate agent that has the professional skills to market your home.

Real estate continues to be a sound investment and we are fortunate to live in an area that doesn’t experience the same highs and lows as other areas of the country. When you are ready to buy or sell your next home, talk to agents that know and understand our market…
